Essential Questions to ask
anyone who will list your home in MLS:
- Can I list my home in
one step that is available 24 hours per day 7 days a week? Yes.
You can list your home in one step, order, receive an immediate email
with the forms you need to complete. Fax them to the fax number provided,
email your photos (where available) to the email address, and you are
ready to go into MLS the next business day. Others make you order/call
by phone and then wait to get a call back, wait 1-2 days to get you
assigned and provide the paperwork, wait for your listing to be in MLS.
With our service you can get it done quickly and easily.
- Can I read detailed
and specific information on your website about Illinois? Yes.
Our website tells you specifically what you get for Illinois listings.
Unfortunately, some other companies websites accept your payment for
their "National" service, and then you find out what you do
and don't get in Illinois, such as "Oh, Realtor.com isn't included
in Illinois" Every metro area has its own MLS, different State
and local laws, and market conditions. If the website doesn't have specific
information about your area, you are at risk of "In Illinois your
phone number doesn't appear on the listing and a disclosure costs extra."

Remember, it is illegal for anyone without an Illinois real estate license
to give real estate advice in Illinois.

the Illinois-Specific Property Condition Disclosure? (and
Federal Lead Paint Law Disclosure) Yes. Don't break the law and increase
your chances of a lawsuit. Illinois requires all sellers (with few exceptions)
to complete a written disclosure form. Don't use a "generic" or non-Illinois-Specific
Disclosure, it won't help you comply with Illinois Requirements. Most

price for breaking the law.
- Is a "Showcased"
Realtor.com Listing with extra pictures included? Yes.
Others charge up to $200 extra for a Showcased Listing on Realtor.com,
which is the #1 most popular real estate website. A Realtor.com Showcased
listing is included with our Chicagoland/Northern Illinois service at
no additional charge and allows you to add an additional 5 photos and
2500 characters of custom text to the basic Realtor.com display. A showcased
home generates far more traffic then a standard listing, many of these
listings are viewed by more than 50 buyers per day.
- Does my MLS listing
include SIX Photos? Yes. Others don't mention photos
because they offer only one photo. We offer the main photo plus 5 additional
photos which you can email to us. Additional photos draw more attention
to a listing. One photo is worth much more than 1,000 words, and this
helps you show off your home's best qualities.
- Will you last my home
on 1,076 Real Estate Websites? Yes. With our service
your listing won't be on just one or two websites, it will be on over
1,076 or more websites, including popular websites such as MS HomeAdvisor,
Chicago Tribune, Yahoo Classifieds, ChicagoMetroHomes, the MLSNI website,
and the most popular local real estate company websites.
- Does your sign say "by
owner," which will lessen the number of agents who will show my
home? No. We offer an Agent
Friendly Yard Sign with Your Phone Number.
When your home is listed in MLS, it is important to
not have a sign that says "for sale by owner." Having a "By
Owner" Sign when you are in MLS reduces the number of agent-led
showings you will receive. Why? Because agents with buyers assume
that means a home is no longer in MLS and will not show it (This is
what they have been taught in all the years the MLS existed). Our sign
has your phone number, says "Home For Sale," and comforts the agents
with "Buyer Agents Welcome" and "MLS Listed." Our sign is "agent friendly"
and reduces showings that are scheduled and drive off without entering
your home, which is a frequent occurrence with people who use signs
that say "By Owner."
- Does your service include
a key lockbox at no extra charge? Yes. Key lockbox=Agent
Friendly Listing=More showings=More Offers=Higher Sale Price: Essential
to get the most number of showings. Many agents don't want to show your
home if access is not through a lockbox. They want their buyer to be
relaxed and take their time while viewing your property, and if you
are there to let them in or out (even if you then leave), the buyer
thinks they are imposing on your time and hurries through the house.
Hurried buyers are much less likely to buy your home. We show you the
security procedure for using that lockbox that the real estate industry
has used successfully for years. Our competitors don't tell you how
important the lockbox is when you are in MLS.
- Does your service include
Illinois-Specific Purchase Agreements? Yes. When
you find a buyer without an agent and need the forms to complete, this
gives you the option of completing them yourself.
